Who We Are

Beer Advisory is an Incorporated Legal Practice established by Lachlan Beer at the beginning of 2021.

Beer Advisory was established because Lachlan wanted to create a business that reflects his personality and values. Lachlan enjoys the working partnership that can be formed with clients and has a strong desire to provide clients with a premium level of service and expertise.

Prior to establishing Beer Advisory, Lachlan worked at a boutique Melbourne law firm for 18 years honing his legal skills but also developing non-legal skills that could assist in achieving desired outcomes for his clients.

Whilst Beer Advisory is first and foremost a legal practice one of its points of difference is its ability to understand and identify commercial and practical risks and consider the overall picture and aspects of a matter.

Beer Advisory works hard to maintain a select group of clients enabling it to act promptly and meet client’s needs quickly.

Beer Advisory is a registered Legal Practice with the Victorian Legal Services Board + Commission which is the relevant authority in Victoria.

Beer Advisory has professional indemnity insurance with the Legal Practitioners’ Liability Committee which is the professional insurer to Victorian legal practices.

Beer Advisory is a member of the Law Institute of Victoria and its Professional Standards Scheme.

PEXA

PEXA is an online portal used for settlements and other Land Registry matters. Beer Advisory is a registered subscriber with many years of experience completing a range of transaction types.

Duties Online is the online portal used for settlements and other Land Registry matters. Beer Advisory is registered for Duties Online with many years of experience obtaining stamp duty assessments, applying for concessions, and seeking exemptions.

The Victorian Land Registry is the organisation responsible for land registration and Victoria’s public registers of land.

Beer Advisory is experienced in most land transactions including transfers, mortgages & discharges of mortgage, caveats & withdrawals of caveat, survivorship applications & transmission applications and other instruments.

SPEAR (which stands for “Surveying and Planning through Electronic Applications and Referrals”) is an online system used for the registration of plans of subdivision and associated tasks. Beer Advisory is a registered SPEAR subscriber and is experienced with lodging plans. SPEAR is a specialised registration and requires particular expertise.

Drawing on over 20 years’ experience in property law Beer Advisory can assist in most kinds of property matters providing sound legal, commercial and practical advice.

Other areas of practice include contracts, business advice & estate planning including the preparation of Wills and Powers of Attorney, Probate / Letters of Administration and the provision of general advice.

Conveyancing

Beer Advisory can assist you with all your conveyancing needs whether selling or buying residential, commercial, industrial or primary production property.

Beer Advisory also provides advocacy services acting for vendors and purchasers in researching properties, negotiating with agents and assisting with planning for the sale or purchase of property.

Stamp Duty and Land Tax

Beer Advisory has extensive experience in stamp duty matters including obtaining stamp duty assessments, seeking concessions and applying for stamp duty exemptions including between spouses/domestic partners and trust transfers (discretionary and unit trusts and superannuation funds).

Loan Agreements and Mortgages

Beer Advisory has experience acting for private lenders and borrowers in relation to loans between related parties (ie family to family) and can provide advice on such matters including the preparation of loan agreements and associated security.

Beer Advisory can also assist in the review of commercial loans from banks and other lending institutions including the provision of Solicitors Certificates.

Subdivision, Leasing and Planning

Beer Advisory can act for you to register your Plans of Subdivision/Consolidation and provide advice on the process.
